What’s the difference between Acustruct and Acudesign?

Acustruct is our building company, a boutique custom builder delivering residential and commercial projects across Melbourne. Acudesign is our in-house design studio. The two work seamlessly together, but Acudesign also operates independently, so you can engage us for design alone.

Can I use you for design only, build only, or both?

All three. Acudesign can take you from concept through to a complete, buildable set of documentation — and you’re free to build it with whoever you choose. Acustruct can build from our own drawings or from documentation prepared by others. And when design and build run together under one roof, the handover is seamless: the people who drew it are the people who build it, so nothing is lost in translation and you’re not paying a builder to reinterpret someone else’s work.

Do I have to build with Acustruct to work with Acudesign?

No. Acudesign is a standalone studio. We’re engaged directly by homeowners taking a project to tender, builders and developers who want documentation grounded in real build costs, architects refining drawings before issue, and clients needing third-party sign-off. When design and build do come together under our roof, the handover is seamless — nothing lost in translation, and no fee for a builder to interpret someone else’s drawings.

Can you take on a project someone else has designed, or provide third-party sign-off?

Yes — both. We’re often engaged for design alone, and some of those clients then choose to build with another builder. That’s where third-party sign-off comes in: a build is carried out under the registration of the builder doing the work, so the plans we’ve prepared can’t carry our registration unless we’re the ones building. When a project needs an independent registered party to sign off, that’s a service we can provide — whether the design is ours, an architect’s, or someone else’s. We review the documentation properly first; we don’t rubber-stamp anyone’s drawings, because that review protects you as much as it protects us.

Can you work with my own architect or existing drawings?

Yes. We regularly build from drawings prepared by other architects and design studios. We can also review and refine documentation before it goes to issue, so what reaches site is genuinely buildable and costed against real constraints.

What kind of projects do you take on?

Custom residential homes and renovations, along with commercial developments and fitouts. We’re a boutique builder by choice — we take on a considered number of projects so each one gets the attention it deserves.

Do you take on renovations and extensions, or only new homes?

Both. New custom homes, and renovations and extensions to existing ones. Working with an existing structure brings its own constraints, and that’s where building knowledge upfront makes the difference between a design that looks good on paper and one that actually works on site.

Where do you work?

We’re based in Heidelberg and most of our work sits within about an hour of there: the inner north and east, the Yarra Valley, and down to the Mornington Peninsula. Local knowledge matters more than people realise — council requirements, soil conditions, bushfire overlays, and the trades who actually turn up on time all change depending on where you build.

How does the process work?

Every project starts before a brick is laid. Our pre-construction approach maps out the path, whether you’re building, planning, or working through a subdivision or land question — so decisions are made early, with certainty, rather than mid-build under pressure. By the time you sign, you know what you’re building, what it costs, and what happens next.

Do you handle permits and approvals?

Yes. We coordinate the approvals your project needs and work alongside the relevant surveyors and consultants so the path to permit is managed rather than left to you to chase. What’s required varies by site and council, and we’ll map it out for your project specifically during pre-construction.

How do you keep quality consistent?

Every project moves through five documented quality checkpoints — slab, frame, lock-up, fix, and completion. Each stage is reviewed and signed off internally, then verified through statutory building surveyor sign-off before work progresses. It’s not a sales line; it’s how we keep standards consistent across every job.

Can I visit the site while my home is being built?

Yes — we know how much you’ll want to watch it take shape. Because a site under construction is an active workplace, visits are arranged in advance and you’ll be accompanied by an Acustruct representative, with any photos taken while they’re with you. It’s simply about keeping everyone safe. The full site access and safety details form part of the welcome pack we provide once your project gets underway.

Will I be able to see my home before it’s built?

Yes. We offer high-quality 3D renders as part of the design process — from exterior form and material finishes to interior layouts and key details. They make the decisions easier, better informed, and a lot more exciting.

How is a project priced?

Each project is quoted individually once the scope and selections are clear. We’d rather invest the time upfront to give you a number you can rely on than start with a figure that moves. We’ll talk you through exactly what’s included before anything is signed.

What about warranties and insurance?

We hold the registrations and cover required to build in Victoria, and your project is documented and insured in line with Victorian requirements.

What support do we get after we move in?

Handover isn’t the end of the relationship. We stay contactable, manage any warranty items through a single point of contact, and stand behind the work — because a home that holds its standard years later is the whole point.
